Rental Requirements for -Long Term Rentals- 6+ Months.

Thank you for considering Punta Cana Lifestyle Real Estate, S.R.L. (PCLS) in your search for a home to rent. We take pride in the quality of rental homes that we manage and are always excited to welcome each new qualified tenant into our family of homes. We not only look for good homes to manage as rentals, we also look for good tenants. We do have standards, but want to be fair and considerate of each person and situation. We hope you will please take a moment to review our Tenant Qualification Standards below.

What are the requirements for a new lease with Punta Cana Lifestyle Real Estate (PCLS)?
PCLS requires an application to be filled out, followed by background and credit checks from all potential renters. The full name of all intended occupants must be listed on the Rental Application. If a potential renter does not meet these requirements, there will be additional requirements such as an additional deposit, requirement of a co-signer or a lease with term limitations.

In certain situations, at PCLS’ discretion, a higher security deposit, and/or additional pre-paid rent, and/or guarantors may be accepted in lieu of bad credit and/or landlord history. A guarantor must complete a Rental Application and be qualified in order to be a guarantor (Co-Signer).  Tenants signing must be over 18 years of age.

PCLS is a Managing Agent for many separate owners; therefore, policies at each property may vary depending on the particular owner’s preference.

How to reserve a property?
A Reservation Deposit for the property must be paid at the time your application is turned in. Your application will not be processed without receipt of this deposit. If approved the applicant must sign a Lease Agreement within two business days of approval.  The application screening process will take approximately 2 to 3 business days. After acceptance and once the lease forms are completed, the rent/deposit/fees are paid; your keys will be delivered for immediate occupancy.

What if the property is up for sale?
PCLS reserves the right to market the property for sale during the term of the lease.  If the property is sold, the lease may be transferred to the new owner or the tenant will be given the option to move with a 30 day notice by the owner, as well as receive compensation for their move.

What about Pets?
Animals are permitted only on certain properties at the sole discretion and approval of the Property Owner. Only small to medium sized, non-violent, common domesticated animals will be allowed on our properties that permit animals. Farm animals, reptiles, exotic animals, and any large or aggressive animal will not be approved.
