 Agencias Inmobiliarias en B&amp;aacute;varo-Punta Cana est&amp;aacute; siendo un grave 
problema para el pr&amp;oacute;spero desarrollo del sector, debido a los miles de 
clientes que han sido ya enga&amp;ntilde;ados en el proceso de compra-venta de una 
propiedad. 

&lt;/p&gt;&lt;p&gt;Muchas veces, el &amp;quot;Agente&amp;quot; trabaja para las dos partes- vendedores
 y compradores- y se dan casos en los cuales no informa de cosas 
negativas y a veces fraudulentas, relacionadas con la propiedad en venta
 ocultando al comprador dicha informaci&amp;oacute;n vital. Por otra parte, otro 
problema se traduce en inflar el precio de la propiedad; hay muchos 
&amp;quot;Agentes&amp;quot; que se dedican a presentar a sus clientes precios de 
propiedades m&amp;aacute;s elevados que el precio real de venta, para as&amp;iacute; ganar una
 mayor comisi&amp;oacute;n de venta- muchas veces porque hay una cadena de 
referidores implicados y otras veces simplemente por la desesperaci&amp;oacute;n de
 obtener dinero, cuanto m&amp;aacute;s mejor-.
&lt;/p&gt;&lt;p&gt;
Este comportamiento es totalmente anti-&amp;eacute;tico y anti-moral, y solamente 
beneficioso para dichos &amp;quot;Agentes&amp;quot;. De esta manera, tanto compradores 
como vendedores sufren p&amp;eacute;rdida de poder adquisitivo, es decir, dinero; 
asimismo ello causa un cuadro de estr&amp;eacute;s y por consiguiente un da&amp;ntilde;o 
grav&amp;iacute;simo al mercado de inversores y  repercute en la reputaci&amp;oacute;n del 
sector inmobiliario de B&amp;aacute;varo &amp;ndash; Punta Cana.

&lt;/p&gt;&lt;p&gt;Me pregunto a nivel personal estas dudas: 
&lt;/p&gt;&lt;ul&gt;&lt;li&gt;Qu&amp;eacute; cualificaciones deber&amp;iacute;an tener los Agentes inmobiliarios? 
&lt;/li&gt;&lt;li&gt;Hay un m&amp;iacute;nimo requisito acad&amp;eacute;mico y profesional para los trabajadores del sector inmobiliario? 
&lt;/li&gt;&lt;li&gt;Esos trabajadores, tienen cualificaciones de Agencia 
inmobiliaria que avalen su trabajo, tienen de experiencia en el sector, o
 tienen un m&amp;iacute;nimo de sentido com&amp;uacute;n?
&lt;/li&gt;&lt;li&gt;Por qu&amp;eacute; no hay una comprobaci&amp;oacute;n de antecedentes criminales 
personales de dichos agentes, especialmente para aquellos que los tienen
 por extorsi&amp;oacute;n?
&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;
Hay una gran diferencia, entre lo que es &amp;eacute;tico a nivel de est&amp;aacute;ndares de 
trabajo y lo que muchos agentes y agencias utilizan a su criterio y 
entienden como legal debido a que no hay regulaci&amp;oacute;n inmobiliaria en la 
Rep&amp;uacute;blica Dominicana, sino un ante proyecto de ley todav&amp;iacute;a pendiente 
desde hace a&amp;ntilde;os. Tanto el Gobierno como sus respectivas oficinas de 
Defensa al Consumidor saben de esta situaci&amp;oacute;n, pero no ponen ning&amp;uacute;n 
remedio para terminar con esta situaci&amp;oacute;n de indefensi&amp;oacute;n total del Sector
 Inmobiliario.
&lt;/p&gt;&lt;p&gt;
La Asociaci&amp;oacute;n de Empresas Inmobiliarias-AEI- en B&amp;aacute;varo, no han 
conseguido nada positivo en su desarrollo desde su creaci&amp;oacute;n, debido a 
que ha sido dirigida por personas y &amp;quot;agentes&amp;quot; locales sin experiencia, 
sin cualidades de direcci&amp;oacute;n y liderazgo- muchos de ellos con una mala y 
pobre reputaci&amp;oacute;n, mala direcci&amp;oacute;n de empresa en t&amp;eacute;rminos de personal, 
compra y venta de propiedades-, sin olvidarnos de que muchos de ellos 
tienen casos jur&amp;iacute;dicos inmobiliarios abiertos, y permiten que personas 
no &amp;eacute;ticas, sean asociados de la misma, sin cumplir ning&amp;uacute;n criterio ni 
por consiguiente cumplir los estatutos aprobados. 

&lt;/p&gt;&lt;p&gt;Estas Asociaciones de Agencias Inmobiliarias, ofrecen sus 
servicios  y registran a personas f&amp;iacute;sicas y jur&amp;iacute;dicas como asociados a 
cualquiera que a su vez no aporte nada a la Asociaci&amp;oacute;n  si bien, siguen 
utilizando el nombre de la misma, adem&amp;aacute;s de que sus dirigentes la 
utilizan exclusivamente para su propio bien, beneficio personal y 
profesional promocionando su propia agencia, generando una informaci&amp;oacute;n 
falsa y distorsionada al cliente de la situaci&amp;oacute;n actual del mercado 
inmobiliario.
&lt;/p&gt;&lt;p&gt;
Exigir un comportamiento &amp;Eacute;tico, es una obligaci&amp;oacute;n de cualquier empresa y
 cualquier trabajador, independientemente del sector en que se trabaje, 
del pa&amp;iacute;s de procedencia, o para qui&amp;eacute;n se trabaje. Para ser exitoso en el
 sector inmobiliario, la clave est&amp;aacute; en basarse en la &amp;eacute;tica profesional y
 personal de cada persona, y de su negocio traslad&amp;aacute;ndolo a los clientes.
 

La &amp;Eacute;tica est&amp;aacute; ligada a la moral de cada persona y a su percepci&amp;oacute;n sobre 
lo que est&amp;aacute; bien y lo que est&amp;aacute; mal.Ser &amp;eacute;tico en la vida personal y 
profesional, no es un concepto nuevo sino que se remonta a la &amp;eacute;poca de 
Roma, donde el fil&amp;oacute;sofo Cirilo, ya defin&amp;iacute;a el &amp;eacute;xito como aquella  
persona que entend&amp;iacute;a de buena &amp;eacute;tica y moral tanto de pensamiento como de
 acci&amp;oacute;n. 

&lt;/p&gt;&lt;p&gt;El problema, radica en que a primera vista no se sabe qui&amp;eacute;n es o 
no &amp;eacute;tico, pero cuando se necesita el dinero desesperadamente o se va a 
cobrar menos dinero que el deseado en una comisi&amp;oacute;n, entonces aquellos 
&amp;quot;Agentes&amp;quot; se vuelven m&amp;aacute;s agresivos siendo anti-&amp;eacute;ticos. Hoy 
habitualmente,  muchos &amp;quot;Agentes&amp;quot; solo viven de las apariencias, aunque 
ese camino anti profesional que recorren les pasa factura a muy corto 
plazo.
&lt;/p&gt;&lt;p&gt;Sin embargo, la &amp;Eacute;tica no solo se traslada a los agentes, sino 
tambi&amp;eacute;n a los propietarios de las propiedades.

Por desgracia, no podemos convencer ni forzar a nadie a ser &amp;Eacute;tico. La 
importancia de la &amp;Eacute;tica en los negocios, es vital para obtener confianza
 en las relaciones y contactos con clientes y propietarios, &amp;acute;es decir, 
para conseguir &amp;eacute;xito profesional y personal.

agenda fija de trabajo/ocio? &lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/strong&gt;Te refieres

libre de ocio jugando a Golf y en la playa.&lt;span&gt;&amp;nbsp;
&lt;/span&gt;Antes de llegar a Punta Cana mi tiempo libre lo pasaba con mis nietos. Ahora
tambi&amp;eacute;n quiero pasar ese tiempo con ellos aqu&amp;iacute; durante sus vacaciones de

trabajo consiste en trabajar a trav&amp;eacute;s de internet y con clientes en persona, ya
que el trabajo de Agencia Inmobiliaria no tiene horario de 9 am a 5 pm, sino
horario abierto cuando el cliente lo necesite, siempre estar preparado para
atenderle. &lt;/span&gt;&lt;/p&gt;

vivida como inversor privado en la Rep&amp;uacute;blica Dominicana, concretamente 
en B&amp;aacute;varo-Punta Cana.&lt;br /&gt;&lt;br /&gt;La primera raz&amp;oacute;n, la 
cantidad de personas que ofertan  servicios inmobiliarios o de bienes 
ra&amp;iacute;ces siendo personas no profesionales del medio y obviamente no 
cualificadas para tal fin.&lt;br /&gt;&lt;br /&gt;La segunda, que 
dichas personas no tienen un domicilio social ni f&amp;iacute;sico, es decir, 
carecen de oficinas donde desempe&amp;ntilde;ar su trabajo porque simplemente no 
son empresas legales.&lt;br /&gt;&lt;br /&gt;La tercera, cualquier 
persona, y reitero cualquiera, puede venderte o alquilarte lo que sea 
con total normalidad utilizando enga&amp;ntilde;os y mentiras.&lt;br /&gt;&lt;br /&gt;La
 cuarta, muchas personas, es decir la mayor&amp;iacute;a, ofrecen propiedades sin 
t&amp;iacute;tulo lo que repercute en gastos en el futuro a corto, medio y largo 
plazo del comprador o cliente.&lt;br /&gt;&lt;br /&gt;La quinta, en 
cuanto al mal estado de conservaci&amp;oacute;n de las propiedades en consecuencia 
por la falta de inter&amp;eacute;s y no existencia de mantenimiento preventivo.&lt;br /&gt;&lt;br /&gt;La
 sexta, los problemas generados de aquellas personas f&amp;iacute;sicas o 
jur&amp;iacute;dicas, es decir el com&amp;uacute;n ciudadano de a pie, e incluso de otros 
locales comerciales con actividades  diferentes a la actividad 
inmobiliaria o de bienes ra&amp;iacute;ces que se encargan de administrar 
condominios y plazas a trav&amp;eacute;s de una administraci&amp;oacute;n inadecuada, ineficaz
 e ineficiente.&lt;br /&gt;&lt;br /&gt;La s&amp;eacute;ptima, aquellas agencias 
inmobiliarias o bienes ra&amp;iacute;ces, y aquellos vendedores que con mala fe e 
intenci&amp;oacute;n de lucrarse no legalizan los contratos ante notario ni ante 
abogados colegiados, y que presentan credenciales o licencias de agencia
 inmobiliaria de otros pa&amp;iacute;ses concretamente de Estados Unidos ya 
expiradas y  no v&amp;aacute;lidas aqu&amp;iacute; en la Republica Dominicana.&lt;br /&gt;&lt;br /&gt;La
 octava, aquellos Abogados que se dedican a negocios diferentes a su 
naturaleza jur&amp;iacute;dica de la abogac&amp;iacute;a, es decir, a ser puramente vendedores
 inmobiliarios sin experiencia ni conocimientos, faltando a los valores,
 a la &amp;eacute;tica y a la profesionalidad de las propias empresas Inmobiliarias
 creando una competencia desleal, una ruptura en los precios, y una 
econom&amp;iacute;a sumergida de mercado no declarando ni pagando impuestos.&lt;br /&gt;&lt;br /&gt;La
 novena, el sistema de Comisiones, es decir, toda actividad inmobiliaria
 entendida de principio a fin, conlleva inseparablemente las comisiones 
de diferentes personas incluso sin conocer ni trabajar con el cliente, 
desde que aterrizas en el aeropuerto de Punta Cana.&lt;br /&gt;&lt;br /&gt;La
 d&amp;eacute;cima, es la impunidad legislativa y judicial en el sentido amplio del
 concepto de intrusismo por da&amp;ntilde;os y perjuicios derivados de tales 
mecanismos y modus operandi dentro la pr&amp;aacute;ctica libre y no regulada del 
sistema inmobiliario de bienes ra&amp;iacute;ces dominicano basado exclusivamente 
en ganar e incluso obtener dinero de una manera il&amp;iacute;cita y r&amp;aacute;pida. &lt;br /&gt;&lt;br /&gt;Como conclusi&amp;oacute;n, y opini&amp;oacute;n, aconsejo que:&lt;br /&gt;&lt;br /&gt;
 -Nunca compren o alquilen una Propiedad de un vendedor que a su vez no 
represente a una empresa Inmobiliaria legalizada con su Registro 
Nacional de Contribuyentes RNC y con su correspondiente Domicilio Social
 de oficina.&lt;br /&gt;&lt;br /&gt;-Nunca compren una propiedad sin T&amp;iacute;tulos. &lt;br /&gt;&lt;br /&gt;-Nunca te obliguen a trabajar con un determinado Abogado. &lt;br /&gt;&lt;br /&gt;-Nunca
 compren a un Vendedor que quiera cobrar una comisi&amp;oacute;n superior en 
concepto a alquiler de 1mes de comisi&amp;oacute;n por 1 a&amp;ntilde;o de contrato, o &amp;frac12; mes 
de comisi&amp;oacute;n por 6 meses de contrato, as&amp;iacute; como una comisi&amp;oacute;n superior al 5
 % en caso de una operaci&amp;oacute;n de venta.  &lt;br /&gt;&lt;br /&gt;Hoy, 
estamos obligados a solicitar y exigir una Ley de Empresas Inmobiliarias
 inmediata, puesta en pr&amp;aacute;ctica que ayude a proteger las inversiones 
presentes, y futuras para as&amp;iacute; evitar  est&amp;aacute; situaci&amp;oacute;n de indefensi&amp;oacute;n, 
enga&amp;ntilde;o, y deterioro de imagen que est&amp;aacute; afectando al mercado inmobiliario
 diariamente, a los clientes, a los constructores , y por consiguiente 
que garantice  las futuras inversiones del pa&amp;iacute;s como base esencial del 
desarrollo pr&amp;oacute;spero e innovador de la Rep.Dominicana.&lt;/div&gt;

tennis, getting my favorite spa treatments, traveling, networking and enjoying

between what is legal and what is ethical and many agents use &amp;lsquo;legal&amp;rsquo; instead
of &amp;lsquo;ethical&amp;rsquo; standards, since there is no law that regulates Real Estate Agents
in the Dominican Republic. &lt;span&gt;&amp;nbsp;&lt;/span&gt;The
Government and consumer protection bodies, although aware of the rot in the
industry, do not do anything to put an end to the situation.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/p&gt;



&lt;p class="MsoNoSpacing" style="text-align:justify;"&gt;Real Estate Associations have
generally failed in its mandate, having been established by local agents with
no experience or leadership skills- many with a poor reputation, poor management
and/or selling record, and many in the middle of legal issues related to real
estate.&lt;span&gt;&amp;nbsp; &lt;/span&gt;These &amp;ldquo;Associations&amp;rdquo; offer
registration for people who seek to practice as Real Estate agents, but offer
no real incentive of benefits to belong to the Association, while its governing
members use it solely for self-promoting of their services.&lt;span&gt;&amp;nbsp; &lt;/span&gt;These conditions may lead agents to provide
false or misleading information.&lt;/p&gt;





&lt;p class="MsoNoSpacing" style="text-align:justify;"&gt;Demanding ethical behavior
from people is not a big ask, regardless of which industry you work in, what
walk of life you come from, or who you work for or with. &lt;span&gt;&amp;nbsp;&lt;/span&gt;In order to be successful in real estate, how
you conduct yourself and your business must be based on ethics. &lt;br /&gt;&lt;/p&gt;

&lt;p class="MsoNoSpacing" style="text-align:justify;"&gt;Ethics are linked to a
person&amp;rsquo;s morals and a person&amp;rsquo;s perceptions of what is right and wrong and good
or bad.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Being ethical, and ultimately
being successful in business, isn&amp;rsquo;t a new concept either. &lt;span&gt;&amp;nbsp;&lt;/span&gt;Dating back to Ancient Rome, philosopher and
statesman Cicero encouraged business people to revise their thinking and
believed that real success comes from not from trickery and deception, but from

can&amp;rsquo;t tell at first who is and who isn&amp;rsquo;t lacking in ethics. &lt;span&gt;&amp;nbsp;&lt;/span&gt;If somebody feels like they&amp;#39;re going to make
less money, they find ways to cut corners or be more aggressive in a way that&amp;#39;s
not necessarily ethical.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Often, deceitful
agents look just like the honest ones on the surface and are often charming,
considerate and knowledgeable. &lt;span&gt;&amp;nbsp;&lt;/span&gt;But bad
behavior in business has a tendency to come back to bite you on the behind, and
when it comes to real estate, it&amp;rsquo;s imperative that real estate agents stop

here in 2006 on vacation and fell in love with the island. I knew right away
that this was where I wanted to be.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Two
years later I closed my hair salon in Lyon and moved to Paradise. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

for a nice place that was walking distance to the beach.&lt;span&gt;&amp;nbsp; &lt;/span&gt;I contacted Punta Cana Lifestyle Real Estate,
and they found me a wonderful, spacious, one bedroom apartment located in the
Cortecito area with a large, private terrace on the level above.&lt;span&gt;&amp;nbsp; &lt;/span&gt;I really love it, I can walk to the beach and

here, sometimes we get together at one of the many area restaurants for dinner
and drinks.&lt;/span&gt;&lt;/p&gt;

off, I also like to get away and visit some of the island&amp;rsquo;s beautiful spots
like Saona Island, Catalina Island, and other surrounding towns.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The local beach here, Bavaro Beach, is one of
most beautiful beaches I have ever seen.&lt;span&gt;&amp;nbsp;
&lt;/span&gt;It has white sands and crystal clear waters, just an amazing place to
live.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

offer my clients; I wanted a salon that focused on great service and atmosphere

European community, the area salons had no good quality product like the one I
am accustomed to using, and there was a huge lack of experience and education
about hair care.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Most hairstylists have
no previous salon experience, studies or its products.&lt;/span&gt;&lt;/p&gt;



&lt;p class="MsoNoSpacing" style="text-align:justify;"&gt;&lt;span style="font-size:12pt;font-family:'Franklin Gothic Book','sans-serif';"&gt;I knew it was time to open my
own hair salon when my clientele started asking me to do it.&lt;span&gt;&amp;nbsp; &lt;/span&gt;As we all know, going out on your own is
risky, but with the ongoing support of my clients, it&amp;rsquo;s become a great success.&lt;/span&gt;&lt;/p&gt;

 can apply for benefits and incentives granted by the law indicated.&lt;/p&gt;
&lt;p style="text-align:justify;"&gt;To do this, pensioners must receive a 
monthly income of not less than One Thousand Five Hundred U.S. Dollars 
(U.S. $ 1,500.00), and the Annuitant shall receive a monthly sum for Two
 Thousand Dollars (U.S. $ 2,000.00) or its equivalent in local currency .&lt;/p&gt;
&lt;p style="text-align:justify;"&gt;-The exemptions and benefits in the legislation referred to above include:&lt;/p&gt;
