We not only look for good homes to manage as rentals, we also look for good tenants. We do have standards, but want to be fair and considerate of each person and situation. We hope you will please take a moment to review our Tenant Qualification Standards below.
Tenant Qualification Standards
After viewing our properties, all potential renters must fill out an application form, which can be downloaded on this page. This application also authorizes us to conduct a background check to verify all information provided. We must receive a reference letter of current employer, or a reference letter from a local bank stating that your account is in good standing, as well as references from previous landlords or property managers.
In certain situations, and at our Agency's discretion, a higher security deposit, and/or additional pre-paid rent, and/or guarantors may be accepted in lieu of bad credit and/or lack of local references. If you require a Co-Signer, they must also complete a Rental Application and be qualified. Anyone signing a lease must be over 18 years of age and co-signers must be Dominican Residents with a valid Dominican Cedula.
PCLS is a Managing Agent for many separate owners; therefore, policies at each property may vary depending on the particular owner’s preference. Please take a look at some of our conditions:
We do not Reserve or rent out properties sight unseen, all properties must be inspected by you in person before leaving a deposit.
How to reserve a property
The application screening process will take approximately 2 to 3 business days. After acceptance and once the reference checks are completed, you may leave a reservation deposit. All money is due the day of the check in.
The renter will meet one of our Agents at the selected property and revise the inventory and inspect the condition of the property. After all has been inspected, the renter will return to the office with the Agent, and pay the remaining amounts due, sign the contract and receive the keys.
Animals are permitted only on certain properties at the sole discretion and approval of the Property Owner. Only small to medium sized, non-violent, common domesticated animals will be allowed on our properties. Farm animals, reptiles, exotic animals and any large or aggressive animal will not be approved.
What if the property is up for sale?
Each owner reserves the right to market the property for sale during the term of the lease. If the property is sold, the lease may be transferred to the new owner, the tenant will be given the option to purchase the property at the same price or leave the property.
Applicants are encouraged to review the Lease Agreement prior to submitting an application to rent, rental agreement must be signed in Spanish. These are not Vacation Rental Agreements, but long term residential rental agreements.
